Technology’s Real Impact on Property Management

Beyond the hype surrounding PropTech, what is technology actually changing in property management? At OneWall Communities, the answer is surprisingly human-centered.

“From our perspective, it’s allowed our people to be much more efficient, first and foremost,” says Ron Kutas, CEO of OneWall Communities. “But most importantly, it allows our onsite teams to spend more time being resident-facing rather than pulling information, sitting behind a desk, constantly answering questions, looking over data.”

This shift represents a fundamental reimagining of what property management should accomplish. Rather than replacing human interaction with automation, OneWall uses technology to enhance the human elements that matter most to residents.

When on-site teams aren’t bogged down by administrative tasks and data entry, they can focus on what truly builds community: “They’re walking the property. They’re talking to residents. They understand what their needs are, and they’re able to help build an actual community at the property.”

This philosophy stems directly from Kutas’s upbringing in Israel, where community connection was woven into daily life. “When I grew up, I knew every family in our apartment building,” Kutas recalls. “The entire town that I grew up in knew each other.”

That experience created a stark contrast when his family moved to the United States. “We barely knew the neighbors on our street,” he says. This cultural shift became the foundation for OneWall’s approach to property management.

“For me and for OneWall, the area that we are super focused on is how do we turn these housing complexes that we own and manage into thriving communities where people not only love their home but love their neighbors and want to be active in their community and be a contributing member.”

This focus on human connectivity even extends to how OneWall evaluates new technology investments. “Everything we do is about increasing human interaction, and even the technology that we implement has to have some sort of value added to the connection between the humans that live in our properties or the people that work for us.”

In an industry often enamored with technological solutions, OneWall’s approach offers a refreshing reminder: the best technology serves people, not the other way around.
